“<\/span>Andrew Shields knows it\u2019s time to walk his dog when the evening light show begins in the loading dock at ART Condos, an 11-storey midrise at Dovercourt Rd. and Sudbury St. where he lives with his wife.<\/p>\n

The builder, Triangle West Development, led by artist-turned-developer Gary Silverberg, has transformed the building\u2019s loading dock \u2014 normally an unremarkable, utilitarian area reserved for moving trucks and trash bins \u2014 into a funky, flashy theatre space.
\nEquipped with a dozen professional stage lights, mirror ball, a projector and a 14-foot wide theatre-quality screen, the loading bay shows movies and art displays on a 24-7 loop.<\/p>\n

\u201cThe light show starts at sunset every night,\u201d says Shields, an architect who owns a one-bedroom-plus-den suite at ART. \u201cAlmost subconsciously I take the dog out at that time every night, knowing that the light show is going to be on.<\/p>\n

\u201cIt\u2019s almost become a clock for me,\u201d he adds. \u201cYou know it\u2019s time to go when the light show comes on.\u201d<\/p>\n

That\u2019s not the only art at ART Condos. Shields points out the projectors that shine images down into the laneway behind the condo. \u201cAnd on every single floor when you get off the elevator there\u2019s a flat screen in front of you which plays a revolving art show. Projectors in the lobby do an art show, as well.\u201d<\/p>\n

The illuminated loading dock is a \u201creally fascinating feature to have in the building,\u201d Shields says. \u201cIt turns what would just be a regular laneway into a really interesting space. It draws in people walking past. It\u2019s like a public square that\u2019s been created there.\u201d
\nWhich is exactly what Silverberg intended when he came up with the concept for the space.<\/p>\n

\u201cThis is for the community,\u201d the developer says. \u201cPeople aren\u2019t afraid to go down here; they want to see what\u2019s going on. They may go out to eat, get takeout or visit the convenience store, and they stand here and watch for a minute before they leave.<\/p>\n

\u201cThe building becomes a part of the community.\u201d
\nDesigned by Oleson Worland Architects and Hariri Pontarini Architects, ART Condos has 150 suites ranging from 460-square-foot studios to 1,098-square-foot three-bedroom-plus-den units. There are also two-storey, two-bedroom Skyloft townhouses, with separate entrances.
\nThe project recently won an urban design award from the City of Toronto, which lauded the building as a \u201cthorough and robust response to current civic criteria that encourage street-friendly development.\u201d<\/p>\n

Suites at ART, designed by 3rd Uncle Design \u2014 the firm that refurbished the nearby Drake Hotel \u2014 have nine-foot ceilings (14.5-feet in lower-level units) and either full balconies, French balconies or terraces. As well, they have sliding doors and walls, allowing for spaces to be configured to suit personal tastes.<\/p>\n

Units come with a custom-designed projector system that enables residents to project images onto the wall of the suite.\u00a0At ground level, ART Condos has three live-work units for rent with 15-foot ceilings. \u201cThey\u2019re divided so the front is the showroom and the back section allows office and living,\u201d says Silverberg, who has already taken one of the spaces to use as a studio.<\/p>\n

ART has a fitness centre, movie theatre, and fifth-floor lounge with bar and kitchen that opens onto an outdoor terrace with barbecue, hot tub and inside-outside fireplace.<\/p>\n

\"secondary.jpg.size.xxxlarge.letterbox\"<\/a>The building has several ground-level retail units, and the developer is working with the city to eventually extend the sidewalk on the south side to create a public node that will attract people living in the surrounding area.<\/p>\n

\u201cThey\u2019ll come down here to read the papers, bring their computers and sit on a lounge chair,\u201d Silverberg predicts. \u201cThe entire idea is animation. When people enter the Queen West triangle, the first thing we want them to feel is that it\u2019s pedestrian-friendly.\u201d<\/p>\n

While they\u2019re in the area, strollers might find themselves drawn to the mysterious lights emanating from ART Condos\u2019 loading dock.<\/p>\n

Nothing would make Silverberg the artist happier. Luring people to the loading-dock-theatre means he\u2019s succeeded in offering a truly authentic artistic experience for the creative West Queen West community.<\/p>\n

\u201cWhen we called the building ART, we couldn\u2019t just hang a painting on the wall and leave it at that,\u201d Silverberg says. \u201cWe had to try and live up to the spirit of that name.\u201d<\/p>\n
